South Station Tower has been pre-certified as LEED Gold, by the most widely used green building rating system in the world. To gain this status, architects and designers paid close attention to regenerative material use, limiting carbon emissions, protecting natural resources like water and air quality and enhancing residents’ and tenants’ quality of life. But this building goes even further, aiming to earn a rating of “Very Good” through BREEAM, the world’s longest-established certification system for sustainable built environments.
Hines has six decades of adhering to the highest standards of ESG practices and leads the pack in the real estate development market. In addition, South Station Tower is aiming to achieve the highest-level Green Star label from GRESB, an organization that collects, validates and scores ESG data. Designed by Pelli Clarke & Partners, South Station Tower has earned a score of 86 by the Environmental Protection Agency’s ENERGY STAR® program, further underscoring Hines’ commitment to energy efficiency.

South Station Tower is targeting a BREEAM "Very Good" rating.
BREEAM is considered to be the most rigorous assessment of sustainability that reviews construction and operational practices. The BREEAM New Construction Standards provide a framework to deliver high-performing, sustainable, newly-built assets that support commercial success, while also creating positive environmental and social impact. Each standard uses a common science-backed framework that is adaptable to the asset’s location, allowing for international consistency and comparability. The internationally recognized and third-party certification provides assurance and validation of the data collated throughout the assessment.

GRESB is a mission-driven and industry-led organization that provides actionable and transparent environmental, social and governance (ESG) data to financial markets. It collects, validates, scores and benchmarks ESG data to provide business intelligence, engagement tools and regulatory reporting solutions for investors, asset managers, and the wider industry. The Green Star label is awarded to assets that score higher than 50% points allocated in the relative ESG benchmarks determined through assessment.
